On January 26, 2009, in Tips And Advice, by Fred Chamberlin

In this market there is no better loan than the FHA 203K renovation loan if you are looking to spruce up your current digs (or looking to purchase that foreclosure down the street with no appliances). One loan based on after repair value at an affordable fixed rate. FHA 203K loans were built for this market. You can get up to 95% of the current value of your home and up to $35,000 in repairs ($31,500 plus 10% contingency) with the Streamline 203k refinance. You can get up to 96.5% of the purchase price plus the repairs up to $31,500 plus contingency. Sounds complicated, then call me. Let me help you with the process. *NOTE: This loan will not work for foundation repair or landscaping. Manufactured homes are OK as long as foundation and tie downs are installed prior to inspection.

On December 18, 2008, in Tips And Advice, by Jonathan Blackwell(203K Expert)

Yep, you read it right. Straight up FHA Purchase Loans require a higher down payment than a FHA 203K Renovation Loans do. Is there really any reason not to talk to an expert about a Georgia FHA 203K Renovation Loan? I’d bet that most houses on the market today could use an upgrade somewhere.

New HUD program may assist in purchasing foreclosures in targeted areas

On December 8, 2008, in Tips And Advice, by Fred Chamberlin

Bob Briscoe, Eugene Planning and Development Department, announced at our Town Hall meeting last week that Eugene had recently received over $600,000 and Springfield over $300,000 through HUD’s new Neighborhood Stabilization program. The money is a grant to be used to purchase foreclosed properties for owner occupied purchases and very low income housing, probably though non profit organizations. [...]

On December 3, 2008, in Tips And Advice, by Fred Chamberlin

In November, HUD announced the “long-anticipated mortgage reforms that will help consumers to shop for the lowest cost mortgage and avoid costly and potentially harmful loan offers.”  The effect of this change in RESPA and Good Faith Estimates on lenders and consumers after implementation will be quite extensive. Real Estate loans will have significantly different disclosure [...]

On November 4, 2008, in Tips And Advice, by Fred Chamberlin

FHA 203(k) Streamline is not what you expect when you hear 203(k). It is not the cumbersome program of old that required a consultant, nor does it require a general contractor. There are limits as to what can be done with the program, but overall, it is great for those “fixer-uppers” that need some cosmetic [...]
