Most of you know that the $8000 first time home buyer tax credit will expire November 30, 2009. What many may not know is what this means if you are currently in the market to buy a new home in Texas. Now more than ever you need to have an understanding of the timeframes involved in purchasing a home to make sure you do not miss this great opportunity.

FACT: The average timeframe from when you find a property until you close is 30-45 days.

FACT: You will need to factor in some time to find the home you wish to purchase.

FACT: The week before November 30th is Thanksgiving! Closing during that time can be challenging with bank holidays, etc.

FACT: With the deadline quickly approaching and many people trying to meet this deadline, November 30th is going to be a busy day. To avoid unwanted delays or issues at the title company it’s best to plan ahead.

FACT: While there are still plenty of homes for sale some of the best ones may be under contract so act quickly as not to loose your dream home and have to start from scratch this late in the year.

FACT: You must have a plan in place to take advantage of the $8000 tax credit before it disappears. This is why it’s so important to work with a qualified team of professional to ensure a smooth and timely closing.

Start house hunting now, unless of course you are already doing so. Ideally you should have a house under contract by October 15th so that you can plan to close no later than November 20th. This will help you avoid the rush and ensure that you qualify for the $8000 tax credit.
