I have had the opportunity to assist Spanish-speaking home buyers in New Mexico for many years. After living in Ecuador for a period of time, I returned the United States and began my career as a Spanish-speaking loan officer. Initially I provided Spanish home equity loans until I joined the Spanish FHA loan team for a large national lender where I assisted thousands of Spanish-speaking home owners across the country apply for Spanish FHA loans to buy or refinance their homes. Over the years, the few companies that I have worked for have promoted various “emerging market” programs that were designed to help first-time home buyers. Although they did not directly promote these programs as such, it was well known that these programs were created specifically for Spanish-speaking immigrants. In New Mexico, Spanish-speaking first-time home buyers are not an “emerging market”. They are a large portion of the “current market”. The 2006 American Community Survey from the United States Census Bureau found that the Spanish-speaking population of New Mexico totaled 823,352 and made up 43.27% of the population.
Because of the current housing crisis, the aforementioned emerging market programs are virtually non-existent. However, Spanish-speaking first time home buyers in New Mexico can take advantage of the favorable qualifying criteria offered by New Mexico FHA loans.
The following points highlight some of the reasons that New Mexico FHA loans are popular with first-time home buyers:
- New Mexico FHA loans do not require a FICO credit score. A New Mexico first-time home buyer who does not have a credit score can use “non-traditional” history known as “Non-Traditional Mortgage Credit Report”. If you have a clean 12-month bill payment history you can use “non-traditional” items such as your utility bill.
- If you have negative information on your credit report, New Mexico FHA loan guidelines give you the chance to explain what happened. New Mexico FHA mortgages focus on the most recent year of your credit history.
- Another great benefit of New Mexico FHA loans is that the required down payment is only 3.5% of the purchase price. This is low compared to conventional loan guidelines. In addition, New Mexico FHA loans allow the seller to pay up to 6% of your closing costs.
- New Mexico FHA loans also allow the funds for your down payment and closing costs to be gifted to you.
