You are most likely asking yourself, “FHA Loans have new limits in California for 2009? I’ve heard this before.” Yes, you are correct. You have heard this before. California FHA Loan Limits were updated in late 2008 to take effect on January 1, 2009. FHA Loan Limits were decreased in many areas across California from their temporary highs of 2008. However, those temporary FHA Loan Limits have returned in California as of February 23, 2009 indefinitely by the American Recovery and Reinvestment Act.
For those that obtained a temporary High Balance Loan Limit mortgage in 2008 that found themselves helpless at the beginning of 2009 since the high limits were not offered any longer – rest easy – you can now perform a California FHA Streamline Refinance or California FHA Purchase and obtain an extremely low Mortgage Rate. For those that obtained a High Balance Loan Limit mortgage in 2008, expect the 2009 High Balance Loan Limit criteria to still hold strong, but with Mortgage Rates remaining at all time lows, the possibility of reducing your rate and payment is looking good.
