Just a quick update on the 2009 FHA Limits, with a table below of the NC changes. The base FHA loan limit will remain at $271,050.
For those of you in Raleigh-Cary MSA (Wake, Johnston & Franklin counties) this will mean a drop from $295,000 to the base limit. This change also will apply to counties around Jacksoville, Wilmington, Charlotte & Asheville MSA’s which will also be at the base level.
The Durham MSA (Durham, Chatham, Orange and Person counties) will see a small increase of $3,400 in their limit to $334,650. All the rest of the counties in NC with the exception of those around the Elizabeth City/Outer Banks area will be at the base limit of $271,050.
The areas around the Outer Banks, and several other resort areas of the state, for the most part saw a reduction in their loan limits with the exception of Currituck and also Hyde which was added to the higher cost county list with this update.
