Spend & Save

As a young man growing up in NW Indiana, with a decent job for my age.  I spent like a drunken sailor on leave from dinners out to movies to drinks, the list could go on and on.  I knew at the time, I was not in the housing market.  My schooling was being paid for and what was mine.  Well, was mine.  If I wanted to open the car window and toss it, then darn it, I could and essentially that is what I did.

After college, I started to save, did the 401k route and had a checking account and meager savings account, but when I started looking for a home.  Boy, was I in over my head.  I did not have a trusted Indiana mortgage professional or even a trusted Real Estate Professional to lead me in the right direction.  I pulled back and moved in with the parents.  Hey, all I had to do was mow the lawn and help around the house.  Plus, I was on the road 2 to 3 days a week on business.

I met a girl who owned a home and all of my troubles were solved.  Yeah, right, she whipped me into shape and put me on a budget.  I got lucky, so to speak, but as a young couple we looked to the future we have built a retirement account and college fund for our daughter.  This morning, I do not see young or old alike, on the road to home ownership like they could be.  They spend all they can and let the chips fall where they may with some so in debt that owning a home could be years away or never at all.

I cannot press enough the importance of saving and having a back up plan, a rescue fund.  If you or your loved one lost a job or had to take off for an extended period of time.  Could you keep making your payments?  Do you even have the 3.5% down that FHA requires?  I know there are plenty of other options out there to get them and in the coming weeks I hit those options, but it would be an incredible feeling knowing that this home is all yours and you owe to no one, but the helpful advice of your trusted mortgage professional and Real Estate Professional.
